Shivam Patel

Shivam Patel is an associate at T&S Hotel Advisors with deep roots in the hospitality industry. He grew up helping run his family’s motels, in central California, where he developed a strong foundation in operations, customer service, and long-term asset planning. Today, he brings that same drive and ownership mindset to every client interaction—whether it’s underwriting hotel deals, guiding owners through a sale, or helping investors find the right acquisition.

Before transitioning to real estate full-time, Shivam worked in the federal government, where he focused on higher education policy and public service initiatives. His unique path from D.C. policymaker to hands on hotel operator gives him a broad and adaptable skill set that’s rare in the industry. He holds a degree in Business Management Information Systems from San Jose State University and holds a Certificate in Hotel Ownership (CHO) through AAHOA.

Shivam is known for his work ethic, attention to detail, and natural talent for networking. He’s passionate about helping clients maximize the value of their hotel assets while building long-term relationships rooted in trust.
